2. Terms of Business
If we can help, we'll provide you with our Terms of Business (TOB). This document outlines our services, fees, and the terms under which we operate.
3. Fact Find and Documentation
We'll conduct a comprehensive fact find to understand your financial situation, goals, and preferences. We'll also ask you to provide essential documents, including:
Credit report
Last three months bank account statements
Proof of residential address (e.g., utility bill, council tax bill)
Proof of identification (passport or driving licence)
Proof of income (payslips for employed, tax calculations and overviews for self-employed) These documents help us understand your financial health and strengthen your mortgage application.
4. Research and Recommendation

5. Decision in Principle (DIP)
We'll outline our recommendation and, with your agreement, proceed to obtain a Decision in Principle (DIP). This involves a credit search. If successful, we'll issue you a DIP, indicating the lender is likely to approve your application, subject to further checks.
6. Formal Quotation and Explanation
You'll receive a formal quotation (Key Facts Illustration or European Standardised Information Sheet) along with a Reasons Why Summary. We'll explain every aspect of the recommended mortgage product to ensure you fully understand the offer.
7. Full Application
With your agreement to proceed, we'll submit the full mortgage application. We may collect any applicable fees at this stage. You'll need to provide additional information for the application, but don't worry - we're here to help. We can assist you in finding a suitable solicitor for the legal work and arrange the property survey on your behalf, making the process even smoother for you.
8. Application Tracking and Updates
We'll track the progress of your application and keep you updated throughout the process. You can reach out at any time with questions or concerns.
9. Mortgage Offer
When the lender issues the mortgage offer, we'll check it for accuracy and discuss it with you.
10. Completion
